The site was located in an area that was in the process of transition from traditional single family urban blocks to higher density mixed use development. Tiny parcels, wide streets and broad parkways created a number of challenges and opportunities to create fine grained infill in a neighborhood where many lots were vacant or blighted.

The 24 unit mixed-use infill design was designed for the Arts District of downtown Phoenix, AZ. The project explored the potential for defining an urban architecture for the desert environment with precast concrete, deeply shaded balconies, an outdoor common room on the podium, retail incubator and end of trip facilities including a bike workshop.

The solution was proof of concept that infill housing can work in very small modules, even in postwar arid cities.
